Drain snaking (more technically called cabling) has been the standard method for drain and sewer cleaning for decades.  And blockages haven’t changed much.  But new technologies bring services that are faster, more effective, and longer-lasting.  They’re also safer to pipes as well as to drain technicians and plumbers.

In Brief

Sinks, tubs, showers, and appliances connect to drain lines that are typically 1 1/2 or 2 inches in diameter.  These join together into a sewer line that’s typically 4 or 6 inches in diameter that runs from the building to the city sewer main at the street.  The building owner is responsible for any flow-reducing obstructions or blockages out to that street connection.  Common problems include grease and soap buildup, hair and lint, dirt and debris, tree root invasions, foreign objects getting flushed, and mineral scale.  So cleaning technologies have a lot of possibilities to contend with.

Liquid Drain Cleaners

Old drain cleaners were based on harsh acid or lye.  These attacked metals and create heat, so the slightest mistake could lead to an expensive metal or plastic plumbing repair.  Today’s liquid drain cleaners are based on sodium hypochlorite, which is just bleach.  Various additives make them more effective.  They work fairly well on hair, not so much on grease.  For grease newer enzyme-based products are more effective, but they take overnight to work and may require several cycles.  But neither is as effective as a simple plunger, so that should be your first line of attack.

Cables/Snakes

Manual and motor-powered drain snakes have been around almost as long as sewers — nearly 100 years.  These rotary drain cleaning tools work by pushing a cleaning or cutting (auger) head down the line using a stiff cable.  Small hand units may only extend 2 to 3 feet, but electrically driven models may extend 100 feet or more, with motors as large as 1 horse power.  For stubborn blockages rodding — using a series of linked solid rods — may be necessary.  That’s stronger, but it can be difficult to avoid damaging pipes.

Over the years snakes have been gradually improved with stronger and sharper blades as well as with more efficient and more powerful motors.

Unfortunately snaking and rodding mostly just punch a hole through any blockage.  With skill, they can remove most grease, grime, and other residue but what’s left behind is a starting point for collecting food debris, grease, etc. all over again.

Hydro Jetting

The biggest leap forward has come with hydro jetting.  It does what cabling can’t.

Hydro jetting equipment starts with a special pump to boost water pressures to as high as 4,000 psi (pounds per square inch). A high-pressure hose pushes ahead with multiple nozzles down the line.  Those nozzles create jets of water that safely glance off plumbing walls to scour away everything, including mineral scale.  That cuts roots, dissolves blockages, emulsifies grease and soaps, and blasts away scale.  The resulting debris gets flushed away.

So it’s the only process that cleans the insides of pipes.

That makes it ideal for resolving tough or repeated clogs as well as for preventive maintenance.  With no chemicals the process is eco-friendly.  Although each hydro-jetting job costs more than a drain-snake visit, it’s more cost-effective when you consider the cost of repeat visits.  It’s also more flexible than cabling and safer than rodding.

Inspection Cameras

Sending what was once called a closed-circuit TV camera down the lines provided a visual inspection of the line,  identifying any problems with the pipes as well as finding and locating whatever’s causing the slow-draining or backup.  That eliminated guesswork when it’s time for aggressive cleaning or a repair.

No longer old black-and-white images, today’s inline sewer inspection cameras are high-resolution color with improved sensitivity and high-performance lighting.  Some even have features that always keeps the image right side up.  Various models and attachments make them suitable for 2-inch drain lines all the way up to 12 inches or larger sewer mains and can reach 300 feet or more down the pipes.  The larger models look a bit more like a wheeled robot than a camera.

Either as a camera feature or as a separate unit, a “sewer sonde” uses radio waves or sound waves to determine the depth as well as the exact location of any problem by the camera.

 

As we talked about last time, old pipes can be a big problem in older homes.  The presence of do-it-yourself repairs or plumbing installed before the 1990s deserves extra attention.  Here is some more information on what to be wary of.

Water Supply Plumbing

Today pipes for drinking water are typically made of copper or PEX (a high-quality type of plastic).  The three most common supply pipe problems in old construction involve galvanized polybutylene and lead lines.

• Galvanized iron and galvanized steel lines are protected by a thin coating of plated zinc.  Commonly used up until the 1970s they’re normally quite durable, but any damage to that thin zinc layer leaves them highly susceptible to corrosion.
• Polybutylene plumbing was essentially a disaster, being damaged from the inside out from common oxidants such as chlorine and even oxygen dissolved in the water.
• Lead pipes are still around, and slight changes in water chemistry can suddenly trigger significant health hazards.  Further, copper plumbing used to involve lead in their joints. So inspection and frequent water quality testing are critical.

Sediment and mineral scale can be problems in any type of pipe, resulting in low water pressure.  But galvanized pipes are particularly prone to these sorts of problems.

Drain and Sewer Lines

Decades of grease, soap scum and mineral scale can give drain lines their sort of arteriosclerosis.  That means slow-running drains and frequent clogs until those lines are thoroughly cleaned or replaced.

The quality of various types of sewer pipes used over the decades ranging from last-a-century to what-were-they-thinking.  Cast iron and clay lines are durable but prone to root invasions from trees and shrubbery.  Installation mistakes, as well as the ravages of time, can also lead to problems.

• Shifting soil can separate or offset joints in clay and cast iron lines, leading to sewage leaks.
• Settling soil can cause just about any type of sewer line pipe to the belly.  That is to say so that grease and debris collect in the low section causing clogs and backups.

If the pipes are fairly new it’s often better to simply repair the pipe wherever the problem happens to be.  The same goes if only one or two short sections of a supply or sewer pipe are in poor condition.

But if the plumbing is showing its age and is poor condition overall, or was improperly installed, then the lowest cost option, in the long run, is to update your plumbing with a re-pipe.

Other indications that re-piping is in order are low water pressure (suggesting a pressure drop due to corrosion, scale, and sediment in the pipes) as well as rust-colored water (an indication of corrosion that may not be visible from the outside).

If the plumbing is more than 50 years old then it’s time to replace it.

That roughly coincides with the average lifetime of most types of pipe

as well as when galvanized and cast iron was phased out.

• Check the Flapper.  Inside the tank at the bottom is a flapper that allows water to fill the tank.  Sometimes the seal around this flapper is worn.  This results in a slow leak in the tank which may contribute to water levels in the towel bowl to fluctuate.  If you find that you need to replace the flapper, shut off the water to the toilet and remove the flapper.  Take it with you to a local hardware store so you can get a matching flapper.
• Check the Chain.  This is a chain that runs from the flapper to the level.  Over time the chain may break, get kinked up, or somehow get removed from either the lever or the flapper.  Make whatever adjustment is necessary.  If you need to replace the chain, take it with you to the hardware store to get the right length.

Leaky Pipe Temporary Fix

Puddles under your sink can gradually create water damage and induce mold growth leading to costly repairs.  Almost every pipe water leak occurs at pipe joints.  If your plumbing is suffering from a joint failure, you may be able to use a joint filler compound (commonly known as pipe dope) which can be bought at nearly any hardware store.  A couple of ideas to remember when using joint compound:

• Always place the joint compound to the male thread of the pipe (You will only need a liberal amount to the threads).
• Always avoid placing joint compound inside the pipe (which is why it is should not be applied to the female thread of the pipe.

Tip: You may find that using PTFE tape along with pipe joint compound seals a leak much easier and sturdier than just using pipe joint compound alone.

Joint compound can effectively seal small problems like thread cracks for a limited amount of time.  However, it will not address the cause of the problem.  Typically, plumbing pipes have a long shelf life, so if a leak has occurred, there is probably a looming problem that should be permanently fixed.  After you have set up your temporary fix, give us a call to schedule professional service to your plumbing. 3rd Myth:

Bathroom faucets and fixtures can be washed with soap and water to make them look clean.

Truth:

Though soap and water work great on getting your hands clean (and your clothes), they are not best suited for use on bathroom fixtures and faucets. This is why specialty cleaners are made with bathroom and kitchen use labeled on the bottle. Soap and water causes faucets to corrode and peel, making the metal look damaged and causing problems with fixtures. A better choice is to use a cleaner specifically designed for use on fixtures and faucets (bathroom, kitchen etc.) to both clean and protect the finish of each.

4th Myth:

If the drain is flowing then everything is fine.

Truth:

When food particles and pieces slip down the drain, clogs and blockage in the drain line can occur. This blockage can be disguised by water continuing to flow down the drain, leaving you to believe that all is well. This isn’t always the case. Some foods like rice and pasta have a tendency to bloat and increase in size when water is added (especially in pipes). This bloating can cause clogging in the pipes that eventually leads to backed up drain lines.

A good choice to alleviate this possibility is to properly use filters and screens on drain lines in the kitchen and bathroom. Make sure you clean the screens regularly to keep excess particles from slipping down the drain.

5th Myth:

All plumbers are the same. They all know what to do and how to fix problems.

Truth:

This is possibly the greatest plumbing myth. Not all plumbers are created equal.
