Properties near the water lose outdoor fittings faster than properties inland. Outdoor taps, exposed valves and any fitting that spends its life wet and then dry are the ones that seize, weep or corrode first. The two things worth checking on a beach property are the outdoor tap, which usually starts weeping at the handle long before anyone calls a plumber, and the main shut-off, which is the valve you need to work on the day something bursts and the valve most likely to be seized when you reach for it.

Seasonal blockages usually mean the line is fine in winter and overloaded in summer, so the pipe is already partly restricted. Cabling reopens it; it does not clean it. Hydro jetting scours the wall back to full bore, and a camera run afterwards shows whether anything structural is behind it.
